How our valuations work
AcuAppraise produces automated valuation estimates for licensed real estate professionals. This page explains what goes into an estimate — and what does not. It is not a formal appraisal and not a substitute for a licensed appraisal or home inspection.
Data sources
Estimates draw on subject facts you enter (beds, baths, floor area, type, condition notes, amenities), geocoded location, and your market’s inventory of recent sold comparables when available. Optional MLS imports and connectors depend on your brokerage licensing and configuration.
Comparable sales
When enough similar recent sales exist near the subject, we rank and adjust comps (size, location, attributes) and blend them with a structural / hybrid model path. Sparse or missing comps lower evidence quality and may force a rule-based fallback.
Model paths and fallbacks
Depending on data availability we may use a hybrid ML + comps path, comps-led pricing, or a transparent rule-based structural model. Fallbacks keep an estimate available when local sales coverage is thin — always with honesty about lower reliability.
Photos do not set the price
Property photos support presentation and agent review. Presentation-quality heuristics and vision notes do not adjust the automated market value. Photos are not a home inspection and cannot prove hidden defects.
Uncertainty and evidence quality
Results include a low–mid–high band and an evidence-quality / model-agreement signal. That signal is a heuristic reliability band — not a calibrated probability that the property will sell at the mid price. Improve quality by adding verified comps and complete subject facts.
Seller strategy is separate
Seller timeline or urgency may appear as conversation context for agents. It does not change the estimated market value.

AcuAppraise is decision-support software for real estate professionals. For lending, legal, or high-stakes decisions, obtain a formal appraisal and appropriate inspections.
